What I Structure

Every loan type below breaks down in its own way. Each page covers where those deals go wrong, what the capital really costs, and who it fits.

Real estate

Fix and flip, $250K and up. Larger rehabs, where the draw schedule matters more than the rate. Fix-and-Flip Loans

Ground-up construction, $500K and up. Builds where the takeout gets tested before the first draw. Ground-Up Construction Loans

Bridge, $500K and up. Short-term capital to buy or stabilize residential investment and commercial property, with the exit tested first. Bridge Loans

DSCR, $500K and up. Purchases and refinances on single-family, multifamily, and commercial property, sized on what the property earns. DSCR Loans

Business

SBA, $500K and up. Business acquisitions and owner-occupied buildings, structured around the SBA rules before you’re under contract. SBA

Specialty financing

USDA Business and Industry, $1M and up. Rural businesses buying commercial property, expanding, or acquiring another business. USDA Loans

Church loans, $500K and up. Buying, building, expanding, or refinancing, sized to what your congregation can carry. Church Loans

Not sure which fits?

That’s normal. A lot of deals could go more than one way, and the right answer depends on your timeline, your exit, and what you won’t do. Send me the deal and I’ll tell you which structure I’d look at first, and why.
